 Subject:  Quit Claim Deed

I am located in the state of Hawaii. My question is about "Quit Claim Deed". My father-in-law and his brother is on the family deed. His brother is the grantor and wants out of the deed(he lives in Virgina the past 30yrs.), and my father- in-law(grantee) has been living on the property(past 34yrs) and paying the property taxes by himself. The brother now agreeds to sign the deed over and I was asked if a "Quit Claim Deed" could be used. There is no money involed due to my father-in-law paying all the bills these years(he has all reciepts for the years). Also there is no mortgage(a clear and free deed).
